Kevin O'Connor

M.A. Rural Development (NUI Galway)

Kevin specialises in rural and urban development, marine and water-based tourism, fisheries management and community enterprise. This work generally requires him to prepare feasibility studies and/or business plans for grant applications and lending proposals. He has also worked as project manager to deliver many of these initiatives. Kevin has good first-hand knowledge of European funding programmes, as well as tourism venues across Europe, which brings useful insights to many of his projects.

Michael specialises in property transactions, related financing and tax consultancy. He has worked on financing projects with a combined value in excess of €150m within the last 12 months. Michael assists clients to prepare financial plans as well as funding applications and drawdowns. Funders include commercial banks, alternative second tier funders as well as government backed funding from SBCI, ISIF, etc.

Seaweed Processing

Worked with seaweed processors, suppliers and harvesters to set up and structure supply chains. Obtained finance from Udaras na Gaeltachta.

Local Authority Funding 2023-29

Prepared the statutory 6-year Economic & Community Development Plan for Donegal County Council.

EU Funding Plans 2023-2027

Prepared EU LEADER 5-year Local Development Strategies for Co. Donegal and the Galway Islands, resulting in a €11m investment in these areas.

Urban Regeneration for Bailieborough, Co. Cavan 2023-2027

Prepared a socio-economic and business analysis for the 2023 Town Centre First Plan, Bailieborough, Co. Cavan

Urban Regeneration Plan for Killybegs, Co. Donegal 2022-23

Contracted by the Killybegs Regeneration Group to prepare a business case for a new Visitor Centre to be provided as part of a Government investment of €4.8m in urban regeneration of the town centre and main pier area.

Fishing Industry

Advised vessel owners on all financial matters including asset acquisition, company sales and tax efficient structuring. Prepared business plans in relation to live exports of crab to Asia and setting up seafood processing plants.

Tourism 2023-2025

Urban Regeneration Plan for Cavan Town 2021-25

Contracted by Cavan County Council to prepare the economic case for redevelopment of the old Abbeylands district in Cavan Town centre. The porject was awarded a €14.49m URDF Government grant in March 2021.

Hospitality Sector

Assisted numerous clients in obtaining both equity and bank finance. Advised on hotel acquisitions and ongoing financial management. We have numerous clients in the hospitality and general property sectors.

Business/Retail Park Design

Assisted with development plans for mid-range rural towns in terms of viable business/retail park design e.g. meeting with various agents and potential anchor tenants, and review of appropriate tenancies. Also arranged funding.

Product Development and Branding Strategy for Angling Tourism in Ireland 2019/20

Prepared five case studies of succesful angling businesses in Ireland as exemplars of good practice. Worked with the statutory agencies Inland Fisheries Ireland, Loughs Agency and the NI Dept DEARA.

Creeslough Salmon & Trout Fisheries, Donegal

Prepared development & conservation plan, obtained funding and project-managed delivery of the plan: included car parks, roads, boat sheds, slipways, floating pontoons, access for disabled, boats & engines, signage. Given the extremely sensitive environment, the project also required a detailed Natura Impact Study to obtain planning permission.

Salmon & Sea Trout Conservation, Donegal

Fish counter on the Lackagh River - installed by IFI as part of the Creeslough Fisheries Development Plan.

Inishowen Boating Company, Lough Foyle

Prepared feasibility study and successful funding application to the EU Leader Programme for a new sea charter tour vessel.

Malin Head Visitor Management Plan, Donegal 2019/20

Contracted by Failte Ieland and Donegal County Council to consult with a range of statutory agencies and the local community about opportunities for improved visitor facilities at Ireland's most northerly point.

Fort Dunree, Inishowen 2019/20

Prepared a tourism business case to assist Donegal County Council to obtain funding from Failte Ireland to draw up a new development plan for this historic site in Lough Swilly.

Killybegs Marina, Donegal

Prepared a feasibility study and set out five engineering design options. This assisted the community in Killybegs to secure capital funding to build the marina.

Irish Fish Producers' Organisation

Prepared production and marketing plans to align with new EU Regulations for the commercial sea fishing industry in Ireland.

Commissioners of Irish Lights

Prepared a cross-border feasibility study to obtain EU funding for the upgrade of five lighthouses as visitor attractions in Donegal, Antrim and Down. Project managed delivery of all refurbishment, consultation with local stakeholders, and development of a new marketing brand "Great Lighthouses of Ireland". We also prepared a report on the operation of all lighthouse tourism businesses on the Island of Ireland.

Refurbishment of St. John's Point Lighthouse, Donegal

Two new self-catering lightkeeper's cottages.

Refurbishment of Fanad Head Lighthouse, Donegal

Three new self-catering lightkeeper's houses, lighthouse tower tour and reception centre. Subsequently assisted the Fanad community to obtain a management lease and to further develop the facility.

Refurbishment of the West Lighthouse, Rathlin Island, Co. Antrim

New visitor reception and a four-floor exhibit in the lighthouse telling the story of the lighthkeepers' role in protecting lives at sea. This is also one of Ireland's best bird-watching sites with up to 250,000 seabirds nesting on the cliffs beside the lighthouse during spring/summer each year.

Refurbishment of Blackhead Lighthouse, Co. Antrim

Two new self-catering lightkeeper's houses and lighthouse tower tour, connected to the well-known walking route from Whitehead to the Gobbins Sea Cliffs.

Refurbishment of St. John's Point Lighthouse, Co. Down

Two new self-catering lightkeeper's cottages.

Marine Institute Ireland

Prepared a national strategy for marine tourism in Ireland 2007-13. This helped to establish a fund of €35m from the EU for marine tourism development in Ireland and Scotland as part of the Interreg IVa Programme. This was then used to establish high-profile tourism projects such as Sliabh League, Gobbins Cliffs and Sail West / Malin Waters.
